The short answer

These are build-only. Land, site costs, driveway, fencing, landscaping and connections typically add another $60,000 – $180,000 on top. Custom architect builds, sloping blocks, character-facade council overlays and Adelaide Hills sites all push higher.
What actually drives the price
Most people assume the cost of building is set by the builder's per-square-metre rate. It is not. The five biggest cost movers in Adelaide are:
- Site costs — sloping blocks, cut-and-fill, retaining walls and difficult access can add $30,000 – $150,000 that never shows up in the base contract.
- Provisional sums and prime cost items — allowances the builder cannot fully cost until the build starts. Often understated on the initial quote. See our glossary entry.
- Design flexibility — a builder's standard plan is 20–35% cheaper per square metre than a full custom design.
- Finishes and specification level — the gap between the base and the display-home spec can be $80,000 – $150,000 on a 4-bedder.
- Suburb premium — the same house in North Adelaide vs Munno Para can differ 12–18% on build-only, before land.
The costs nobody tells you about at the sales office
- Council development contribution — $2,000 – $6,000 depending on council
- Water, sewer and power connections — $6,000 – $18,000 combined
- Driveway + crossover — $4,000 – $12,000
- Landscaping to a liveable standard — $15,000 – $40,000
- Fencing on a corner block — $8,000 – $18,000
- Blinds, curtains and window furnishings — $6,000 – $18,000 (rarely in the contract)
- Moving costs and temporary rental — 3–6 months of double-outgoings during construction
How Adelaide compares to Melbourne, Sydney and Brisbane
As of 2026, Adelaide sits about 12–18% below Melbourne and Sydney on build-only rates, and roughly in line with Brisbane. The land component is where Adelaide's value shows most clearly: a comparable metro block is 25–40% cheaper here than in the eastern capitals.
